The building consists of 2 apartments, on the first floor, and two retail shops on ground floor. The building is located on the southwest side of the plot, right on Ap. Kougiami Street, a main commercial axis of Thermi area, leaving free space at the rear of the plot for possible future exploitation.

The construction of the building is conventional, consisting of load-bearing elements of reinforced concrete and thermally insulating brickwork. Basic part of our sustainability strategy is to create a shell with structural elements of low thermal transmittance coefficients, such as a composite external thermal insulation system with coating and external frames with thermal breaks and special double glazing.

The volume of the building respects the microscale of the area: semi-open spaces and wide balconies are used around the perimeter of the building in order to protect both residences and shops from weather conditions. These “in-between” spaces with their curved geometry help the building to integrate more smoothly into its surrounding environment. An important bioclimatic element of the architectural composition is the perforation of the outer shell of the building with the use of sunbreaks (also known as breeze blocks, claustra or celosias). Sunbreaks are traditional perforated elements that act as a “smart skin” for buildings, balancing the needs for light, air and privacy. Thus, they are placed on the balconies as perforated vertical parapets, acting as fixed sunshades. They allow natural light to enter without the intense heat of the sun, while at the same time they ensure constant natural ventilation. They are placed also on the external walls of the main entrance and staircase, creating a special lighting effect as they filter the sunlight while reducing the need for air conditioning by ensuring natural ventilation.
